A critical part of Essential Services Compliance is to utilise Maintenance Contracts which incorporate the appropriate clauses to ensure the maintenance contractor complies with the Statutory Regulations and issues a compliance statement signed off by a "competent person".

The maintenance contract should include maintenance of the Essential Service in accordance with the relevant Australian Standard nominated in the BCA. Also a survey of the premises and equipment installed needs to be carried out to enable the maintenance contractor to sign off that the overall performance and operation of the Essential Service complies with the original Building Approval.
